About Local Key House Buyers

Local Key House Buyers is a family-owned business buying houses throughout Georgia and the Metro-Atlanta area. The company is led by Natalie Shmigelsky and real estate is her passion! Natalie resides in Bogart, GA with her husband and their four sons. Natalie has lived in Georgia for over 30 years attending Parkview High School in Lilburn and then she graduated from Georgia State University in Atlanta with her elementary school teaching degree 🙂

Local Key, LLC was established by Natalie to help property owners who don’t want to (or can’t) sell through the traditional route with an agent.

How Is Local Key, LLC Different From Large iBuyers, Traditional Real Estate Investors or Wholesalers?

iBuyers

iBuyers are large corporations typically backed by Wall Street money that buy many houses in larger metro areas throughout the country – you have probably heard or seen their commercials on radio and television. An iBuyer will typically offer a starting purchase price for your property that is based on a computer generated algorithm. However, the iBuyer model will then reduce the amount of money you get to keep by charging a sizeable service fee and asking for credits based on the repairs your property needs once their inspections are completed. Real estate is always local and iBuyers have had a difficult time buying properties from hundreds or thousands of miles away. For this reason, many iBuyers have stopped their house buying programs and now focus on other business areas.

Traditional Real Estate Investors

Many traditional real estate investors will put your home under contract at an agreed upon price and will then try to negotiate further after their inspections are completed. A lot of sellers agree to reduce the price further since they are “under contract already” and do not want the headache of trying to find a new buyer for their home.

Wholesalers

Another investor type in the house buying industry is known as a “wholesaler”. Wholesale companies will typically put a contract on your home and sell/assign the contract to another investor for a fee. This approach is complex, takes time to complete and the sale is not guaranteed. Wholeselalers structure contracts that allow them to cancel or renegotiate the contract with no penalty to them in case an end-buyer is difficult to find. Always ask the investor you’re speaking with if they’re an end-buyer or a wholesaler who is going to assign the contract to another investor.
